Dubai continues to strengthen its position as a global luxury real estate hub, leading the world in branded residential developments with more than twice the number of projects recorded in Miami, its closest competitor.
According to the Global Branded Residences Annual Report 2025–2026, Dubai has 184 branded residence projects, including 68 completed developments and 116 in the pipeline. Miami follows with 85 projects, while São Paulo and New York have 39 and 36, respectively.
The UAE is also leading global expansion, with 75 completed branded residence projects and another 185 under development, representing the world’s largest national development pipeline.
Luxury Brands Reshaping Dubai’s Property Market
Dubai’s growing portfolio includes landmark developments such as Bugatti Residences by Binghatti, Mercedes-Benz-branded properties, and Chelsea Residences by DAMAC. These projects highlight the increasing involvement of global automotive, lifestyle, and sports brands in luxury real estate.
The report also reveals that branded residences command an average price premium of 44% globally compared with comparable non-branded properties, rising to 59% in the Middle East and North Africa (MENA).
With 308 projects in development, MENA has emerged as the world’s fastest-growing branded residences region. Notably, 77% of Dubai’s upcoming branded residential supply consists of standalone developments, reflecting a shift beyond traditional hotel-associated properties.
Dubai’s Continued Appeal to Global Investors
The rapid expansion of branded residences reinforces Dubai’s attractiveness to international investors, luxury developers, and global brands. Supported by strong market demand and an evolving luxury property landscape, the emirate continues to create new opportunities for investment, development, and international business partnerships.
